The comprehensive service offered to you by our lettings department includes;

A free valuation and property assessment

Simply contact our offices to arrange for our experienced Letting Agent to call to your property and assess the level of rent which could be achieved.

Marketing your Property

Once instructed, your property will be included on our Lettings Listings on our website and on Daft.ie which are updated daily in addition to local advertising as deemed necessary.

The internet provides the greatest possible exposure for your property so we aim to make use of this facility.

We erect a “To Let” sign on your property.

We will ensure that the property is well presented and advising landlord with regard to same.

Screening of Tenants

For your own peace of mind Easy-Let will screen all potential tenants.

Lease Agreement

We provide a legally binding lease agreement for the specified period as requested by the landlord. The lease takes into account all provisions as set out in the Residential Tenancy Act

Finance

Generally speaking, tenants will pay a security deposit and either one week rent or one month’s rent depending on whether they pay weekly or monthly upon signing the lease. We will collect rent in advance and lodge it into the Landlord’s bank account each month less our Easy-Let will hold the security deposit on behalf of the landlord until a final inspection is carried out and the property is vacated in a condition deemed acceptable as per the condition of the letting agreement. The deposit will be returned to the tenant once the tenancy agreement comes to an end or when the tenants vacate the property.

Method of Payment

Unless otherwise requested, we will arrange for a direct debit to be set up from the tenants bank account to the landlords account.

Transfer of Utilities

Landlords have to ensure that Easy-Let Limited is authorized with the relevant supplier in order that they make changes to the account. Readings for ESB and Gas are taken on the day the tenants move into the property. We contact the ESB with readings to transfer the account into the tenants own name for the period of the lease agreement.
